K-7 Logistics Corridor

The K-7 Logistics Corridor sits along the popular state highway K-7 and includes over 10's of million square ft of industrial and manufacturing space currently occupied and also available. Notable developments along this corridor are listed below!

K-7 itself starts in Shawnee at the Lenexa/Shawnee border at the 83rd Street intersection and runs all the way north through Shawnee until it crosses the Kansas river. Many intersections and interchanges along K-7 have seen recent improvements via partnerships with KDOT.

Shawnee's most impactful development in years, this regional logistics and industrial hub is located in Northwest Shawnee at K-7 and 43rd Street. Building 1 owned by Sparrowhawk Real Estate Strategists of the 4 building development is now complete and available for leasing. The remaining buildings will be constructed by Hunt Midwest with the second building underway now. All buildings are brokered through Colliers.

In total, Heartland Logistics Park will offer up to 1.5+ million sq ft of industrial space with opportunities for high-tech manufacturing, cold storage, or fulfillment.

Westlink Business Center

Four Seperate 170k sq ft industrial make up this industrial park located on 43rd Street just east of K-7 highway.

Each building is already built and is energy-efficient with 28’ clear heights, ESFR sprinkler system, and dock and drive-in loading option available in units of 20,000 square feet and up. Outside storage is also a possibility.

43rd St & K7 Logistics Centres

Block Real Estate Services has recently announced two separate spec-industrial development projects on the north and south end of K-7 Highway in Shawnee!

Their first project was announced in August of 2021 and will be the K-7 Logistics Centre. This facility will be located at Monticello Terrace and northeast of the K-7 and 83rd St and will house 2 separate buildings, one at 580K sq ft and the other at 406k sq ft. These Class A offerings will be located within close access to I435 via the K-10 and K-7 interchange.

Their second project was announced in early 2022 and will be the 43rd St Logistics Centre located within the Heartland Logistics Park development. This space will add to the growing industrial park by contributing a 260k sq ft building and will be serviced by the newly improved K-7 and 43rd Street intersection.

Both Logistics Centres are slated to begin construction soon and are actively seeking full or partial tenants.

Perimeter Park

Shawnee's first major business  and industrial park development, Perimeter Park encompasses multiple buildings and is a true office space and warehousing neighborhood.

Sitting on the corner of 83rd Street and K-7, many of Shawnee's largest businesses office here including Nazdar, BioMicrobics, Kraft Tool, WestarEnergy and more! Space is limited in Perimeter Park however there are small pockets of availability, so contact the SEDC team for more information.

Following the completion of the recent Nieman Now infrastructure improvement project, Downtown Shawnee has seen a rush of new and reimagined developments. Along Nieman Road north of Shawnee Mission Parkway all the way just past Johnson Drive, Downtown Shawnee looks almost new!

Specifically, Nieman Road recently underwent a pedestrian-friendly make-over with bike paths and a lane diet with an addition of new pocket parks. Utility poles were also underground for beautification!

Midland Entertainment District

The Midland Entertainment District is Shawnee’s hub for dining, entertainment, and recreation making it a premier destination for tourists and locals.

The District features five hotels, and several restaurants that include everything from casual dining to fine dining, nightlife, and sports bars. Moviegoers can enjoy the latest blockbuster films at B&B Theater Shawnee 18 while those who enjoy live theater can get tickets for Music Theater Kansas City or Shawnee Mission Theater in the Park. Family-friendly fun can be found at Park Lanes arcade and bowling alley.

Nearby Shawnee Mission Lake offers scenic walking, hiking, and biking trails (bike rental available through Ride KC) as well as one of the best off-leash dog parks in Kansas City with beach access for your pet.  The Shawnee Mission Lake Marina has seasonal kayak, paddleboard, and canoe rentals. Outdoor enthusiasts can enjoy fishing, swimming, archery, horseback riding, golf, disc golf, and an RC Plane landing strip.
